- All vinyl “Low E(argon gas filled)”Energy Star rated windows (first / second floor). Casement front windows with colonial bars. Steel clad insulated front entry door; sidelights as per plans.
- Antique brass plated grip set and dead bolt on front entry door.
- Roll up sectional raised panel garage doors (Carriage style as per plans) to be fully painted.
- Precast concrete slabs on front walkways as per plans.
- Heavy duty vinyl, double sectional Sliding Patio Door to rear yard. Extra sliding patio door included in walkout Basement condition.
- Roof to be of self-sealing asphalt shingles as per predetermined Architectural colour scheme. 25-year warranty.
- Front and rear lawns to be fully graded and sodded.
- All Exterior Doors and Windows to be fully caulked with upgraded slow setting, premium quality caulking.
- Driveway to be filled with about 6” of crusher run limestone.
Interior

- R40 Insulation in attic, R22 on exterior habitable walls, R12 full height wrap insulation on basement walls.
- Laundry to be fitted with heavy duty receptacle for clothes dryer, all connections for washer, single laundry tub and dryer vent to exterior.
- All walls to be painted with Primer and one coat of finish paint of an off-white colour throughout. Trim and doors to be accented in white.
- All archways to be trimmed except around columns. All low walls as per plans, to be capped and trimmed.
Kitchen
- Choice of upgraded Kitchen cabinets chosen from builder’s standard samples. Opening to be provided for dishwasher.
- Rough in plumbing and electrical provided for dishwasher.
- Double compartment stainless steel Kitchen-sink with single lever faucet.
- Durable Arborite or Formica countertops.
- Choice of White or Almond two-speed exhaust range hood vented to exterior.

- One weather proof electrical outlet at the rear of the house, one standard inside the garage.
- 2 Black Coach Lamps in front of garage. Front Door Chimes.

Structure
- 2”X 6” (Maximum 16” spacing) Construction on exterior walls. Insulated with R-20 Fiber Glass Insulation.
- Steel beam and post construction in basement.
- Roof sheeting with 3/8” Plywood.
- All sub floor boards to be sanded, glued, nailed and fastened with screws to floor joists.
- 8’ ceilings, main and second floors.
- Exterior sheathing of ¼” board for extra strength.
- Roof constructed with Engineered Trusses.
